Buying a property in Turkey has now become easier for foreigners thanks to a new law passed on the 8th October 2013 by the Land Registry and Cadastre Directorate in Turkey
In Turkey, all foreign property title deeds need prior approval and special permission from the Turkish Military Headquarters. This follows a long and lengthy military approval process, which involves; checking of the property location and its geographical position. And checks to ensure that no foreign owned property is in close proximity to any military zones, strategic facilities or military units.
Checks are stringent and can take up to 3 months to complete.
Previously, a sale of a property to another foreign buyer (non Turkish Citizen) meant the whole military approval process had to start again. (Regardless, if the property had already been granted its military permission)

However, this process has now been simplified and today if any foreign owned property has already been military approved, any new foreign buyers do not have to re-apply for military approval.
This new legislation means all foreign buyers (non Turkish Citizens) can obtain their title deeds much quicker from the Tapu office and dramatically cut the waiting time from 2-3 months to only a few days.
This is good news all round, as foreign property owners wishing to re-sell their homes to other foreigner buyers (non Turkish Citizens), don’t have to wait 3 months to transfer their title deeds. And foreign buyers can quickly and legally obtain a property without any lengthy procedures.
Please note: If the property owner is Turkish, then you have to apply for military permission
